Hi everyone,

Touching on a popular topic, and one that we are asked about often,  “What can we do to improve on our home to help with the sale?”  Sometimes it is not worth doing anything at all.  To completely change something to your taste doesn’t necessarily mean that the next person to live in your space will like it.  Your preferred colour palette might not be everyone’s cup of tea, meaning it could be a waste of your time, and money.

We recommend, when re-painting to stick to light, neutral colours that open up your home and give it a fresh, light, expansive feel.  It allows people to visualise their own things in the space and creates a calm vibe.

Every now and then though, you discover a little secret, hidden under dated lino for 25 or so years that the owners didn’t even know was there.  When asked this same old question yesterday I responded with “the only thing that dates this beautiful space is the lino, do you know what is under there?  I suspect the beautiful hardwood floors might continue into the area?”

She replied with, “well let’s find out, I’ll get a knife, who is going to be cranky with you, not me!”

We found an inconspicuous spot and peeled the lino away to reveal, you guessed it, the beautiful floors that were proudly displayed throughout the rest of this level of the 4 story home.  Major happy dances ensued.

Open Home Tips

As part of our service to you, we are here to help you with preparing for your upcoming open home.  As humans, we think in images.  Potential buyers are walking through your home already visualising how their furniture is going to fit in the space, where their artworks and cherished family photos will hang and so on.

So read on for a few simple tasks that will assist potential buyers to imagine themselves in your home……..

 

  1. Declutter – the less ‘busy’ a home is, the more that buyers can visualise how the space will work for them.  This includes clearing away knick-knacks, fridge magnets and family photos etc.  The same goes for furniture.  Too much will make your space look smaller. Decluttering is easier than you think.  The team over at The Spruce have developed a simple list of 32 items you can declutter immediately!  Check it out here.
  2.  Temperature – make buyers as comfortable as possible.  If your home has been locked up all day in the middle of summer it may seem like the home has no air flow.  If you have air-conditioning to control the climate, put it on in advance.  If not, open windows and doors and let the air flow.  Turn on ceiling fans.  Or if it’s cold, stoke that fire!  Your potential buyers will spend more time exploring the features of your home if they are comfortable.
  3. Scent and Sound – Fresh flowers, fresh baking, coffee roasting are all scents that appeal to buyers when attending an open home.  It’s just science!  Some easy-listening, soft tunes fill the space and make it a little more personable.  Buyers can talk to each other without feeling like everyone there can hear them.fresh bread
  4. Light the way – turning on all lights and lamps in the home helps to showcase its features.
  5. Outside matters – be sure to have your yard looking freshly mowed and weeded.  When buyers look at an overgrown yard they see their weekends filled with yard maintenance and hard work.  Keep it well maintained during your selling campaign.lawn mower
  6. Vacate – Potential purchases can feel a little awkward and not as comfortable to ask agents questions.  It is best to organised for your animals to be looked after also.  There would be nothing worse than an escaped pet because of a door left open accidentally.
